Staff reported the property previously had two‑story rear porches that were removed and that the current owner bought the property in April 2025. Commissioners said the idea of returning porches was appropriate but emphasized the need for accurate, measured drawings and a less‑modern stair design. Several commissioners recommended wood porch elements (columns and railings) consistent with historic neighborhood examples, paired with a simple metal exterior stair if needed to minimize visual impact.
Commissioners cautioned against including landscaping and other site-work details in conceptual submittals unless those elements were part of the proposal; they also asked for clear, scalable plans for stair geometry and required egress documentation if window wells or basement egress are proposed.
Staff advised the applicant to consult an architect to produce measured drawings and to remove non‑applicable 3‑D landscaping from future renderings. The commission encouraged the applicant to reference nearby porch examples and to submit detailed shop drawings for doors, windows and porch components on return.
