The city’s standards require repair rather than replacement when possible and stipulate that replacement windows match the existing in composition, design, color, texture and visual qualities.
At the hearing the applicant’s representative (architect Peter Kraniak) and the property representative explained past maintenance, the presence of Marvin Ultimate windows installed on the second floor years ago, and challenges reproducing narrow historic mullion profiles with modern replacements. Commissioners said replacement may be acceptable only with strong justification and asked for measured shop drawings showing proposed windows that match original profiles and proportions.
The motion to approve COA 2501125 included conditions that original windows be repaired where feasible and that any replacement windows match the original design, material, size, profile and proportion. Commissioners urged the applicant to retain removed historic windows for possible salvage and for the applicant to submit scaled measured drawings and shop drawings for staff review.
