The Simsbury Zoning Commission unanimously approved a site‑plan amendment for Farley’s Pub at 1616 Hopmeadow Street that adds indoor seating, a deck and updated signage.
Owner Kevin Folly told the commission the project converts an existing outdoor patio into interior seats and adds a new deck to increase capacity; he said the interior addition will add about 35 seats. The application, filed by Grillo Enterprises (applicant Frank Grillo), seeks roughly a 1,300‑square‑foot building addition and a 576‑square‑foot deck and includes replacement of a freestanding and roof‑mounted sign.
Design Review Board recommendations led to two conditions: a trim board to separate existing and new siding and use of the same green vinyl color on the proposed siding as on the existing building. Planning staff reported existing parking supply meets the code for the expanded interior use, so no additional spaces are required.
A commissioner moved approval adopting conditions that the project be developed in substantial conformance with the submitted site and sign plans (received 09/20/2025) and incorporating the DRB materials conditions. The motion passed unanimously.
