Oak Hills reports mixed September finances; HVAC replacements and new social media push noted

Oak Hills controller Mark reported that September’s net operating income was about $6,000 below budget after expenses exceeded plan by about $41,000 even though revenue ran about $35,000 over budget. Mark said quarterly restaurant rent and utilities allocations have not yet been booked and those adjustments will improve the month’s figures on the books.
"If you look at it a year-to-date basis, we're doing just fine...for 3 months we're already at a 110,000 higher than budget in just 3 months," Mark said, while noting timing and allocation effects on month-to-month variance.
General Manager Jim Holiday reported two capital items and a marketing initiative. Holiday said the authority will offer a 9-hole rate Monday through Friday starting Oct. 20 through the end of the season as a customer thank-you and to respond to shorter days. He also said two dining-room air handlers and condensers need replacement because of refrigerant leaks and deferred maintenance; the pro-shop system has already been approved for replacement and the dining-room replacements will increase expenses when scoped.
Holiday also reported recent social-media growth: he said Facebook views were about 18,800 (up 146%), interactions were up about 291%, and Instagram views and interactions also rose substantially after recent work with a consultant. He said the authority set aside a small budget for an initial social-media campaign.
Why it matters: near-term capital replacements and marketing plans will affect operating expenses and could influence rate-setting and budgeting decisions the authority will make this fall.
