Greenville County Redevelopment Authority seeks R-7.5 rezoning for Gridley/Morris Street parcel to permit seven single-family homes

At a public hearing, Site Design Inc. presented a rezoning request filed by the Greenville County Redevelopment Authority to rezone approximately 1.49 acres at 212 Gridley Street, 214 Morris Street and Bailey Street from FRD (flexible review district) to R-7.5 to allow seven single-family homes.
Paul Mills, an engineer with Site Design Inc. speaking for the applicant, said the property was previously proposed for townhomes but that recent increases in insurance costs made townhome construction "not financially feasible." He told the council the plan is to build seven single-family homes "very similar to what is already in the area." Mills confirmed the layout would place five homes on the south side of the parcel and two on the north side.
No members of the public spoke in favor or opposition during the hearing and staff provided the standard notice that the planning commission will make a recommendation and the Planning and Development Committee would review comments in June 2025. No vote or recommendation was made at the hearing.
The request will proceed through the county's standard rezoning process, which includes Planning and Development Committee review and up to three council readings if advanced.
