Edward Mercer said he purchased the 1.48-acre parcel at 593 Old Huntsbridge Road about 10 years ago and is seeking to rezone the lot from S-1 (services) to RS (residential suburban) so a single-family home can be built. Mercer said the parcel contains a vacant structure and that the S-1 zoning appears to be a lone parcel of service zoning within a primarily residential area; he said aerial photos suggest the site once supported a service use.
County staff noted that the lot’s size is insufficient to create separate subdivisions under RS, so rezoning to RS would allow a single-family home but not subdivision into multiple lots. No members of the public spoke against the request during the hearing. The chair and staff reiterated that hearings are informational and that the planning commission and committee will review the docket before any council readings.
