The Euclid City Architectural Review Board voted to approve a 157-square-foot single-story side addition at 19901 Edgecliff Drive during its meeting.
Staff said the subject property is a two-story, approximately 2,400-square-foot brick Colonial built in 1936 and reported the proposed addition will have face brick masonry walls to match the existing brick, copper gutters and downspouts, and white windows with matching trim. Staff referenced specific zoning-code sections in its report and recommended approval.
The applicant’s representative, Anthony Hete of PTD Francisco and Seybold Architects, said the owners wanted to enlarge the kitchen and to match existing materials where possible. The team plans to salvage existing brick where feasible to use for toothing and infill and will use new brick and a 4-inch construction joint where exact matches are not possible. Because the new roof plane will not sit in the same plane as the existing slate, the applicant will use CertainTeed asphalt shingles in Georgetown Gray to match color and value rather than attempting to match the existing slate tiles exactly.
Board members had no outstanding concerns; staff cited compliance with sections 13-2707 and 13-2708 of the zoning code and recommended approval. The board moved and voted to approve design review for the addition on permanent parcel 641-05-007.
