The Euclid Architectural Review Board on June 26 continued consideration of a proposed second-floor addition at 22350 Haddon Road and asked the applicant to submit revised drawings showing windows or other details to reduce a blank appearance on three sides.
Greg Curtis, the applicant, told the board the plan is "a pretty straightforward project": enclosing an existing 8-by-12-foot walkout balcony to create a walk-in closet and adding roughly 96 square feet to the house. Staff reported the property is a two-story gable-roof colonial built in 1926 and that the proposed materials would match the existing home, but staff expressed concern that the addition appears as three blank walls and may not fit the home's architectural character as drawn.
Staff said the addition would rise roughly 12 feet above the existing roof of the single-story porch and noted a removed chimney and other plan details that affect how the new ridgeline meets the house. Board members suggested ways to make the new volume read as a distinct, compatible element, including adding a window to the new second-floor face aligned with existing fenestration, adding vertical trim to break the plane, or reducing the 12-foot depth of the proposed closet to lower the roofline. The board also discussed the option of adding smaller or horizontal glazing to bring natural light into the closet while preserving the house’s symmetry.
Action: The board voted to continue the case (Permanent Parcel 64017061) and directed the applicant to provide updated renderings and window-size specifications to staff for review. The applicant was told to resubmit the revised package to staff (Scott/Muscatello) ahead of the next meeting; the item will appear as old business when the applicant returns.
Next steps: Curtis must revise the design package to address the façade treatment suggested by staff and board members, submit the updated plans to staff for review, and return to the board at the next monthly meeting with updated renderings and dimensions.
