The Sunrise Manor Town Advisory Board on May 29 denied an application for a use permit and associated waivers to permit outdoor storage and display at a 1.39‑acre industrial parcel on the south side of Lehi Avenue west of McLaurin Avenue.
Matthew Jaramillo, speaking for the applicant, said the site had been used for outdoor storage for years and that county air‑quality concerns prompted the owner to seek permits to pave and bring the lot into compliance. The application sought to eliminate on‑site parking lot landscaping, allow a 6‑foot block wall in the front setback for security, use an existing driveway geometry and waive off‑site improvement requirements.
A staff report recommended denial, and the board took that recommendation. One board member said, “I agree with the staff's recommendations,” and a motion to deny carried on a voice vote. No public commenters appeared at the hearing on the item.
The denial does not preclude the owner from filing a revised application that addresses the staff concerns, including landscaping islands, pavement and frontage improvements; the applicant said he would pursue improvements to reduce dust and comply with air‑quality rules if the board or county required a different approach.
