The Sunrise Manor Town Advisory Board on May 29 approved waivers of development standards for a single‑family property at 5611 Halvren Avenue to allow reduced rear and side setbacks and a zero‑separation condition between a patio cover and an accessory shed.

Sean Rivera, the property owner, told the board the shed replaced an older structure that was on the property when he purchased the home in 2004 and said the new shed keeps the same footprint as the original. Rivera said the lot is smaller than typical parcels in the area and that enforcing current standards would make family storage impractical; he described the shed as needed to store mobility equipment for a medically retired household member.

Rivera supplied photographs and letters of support from seven neighbors showing similar accessory structures on nearby lots. Staff recommended denial of the waivers, but board members cited the neighborhood pattern and the homeowner's need for storage and moved to approve; the motion carried on a voice vote. The board advised Rivera to take the letters and supporting materials to the next planning commission review.

The approval applies to the waivers necessary for later county processing; the homeowner was reminded standard building and setback rules still apply in other respects and that the planning commission will review the packet on June 17.
