The Sunrise Manor Town Advisory Board on March 13 recommended approval of a first extension of time for ET25400018/ZC210534, a zone change and related design review to reclassify about 2.2 acres from RS-20 (residential single-family) to IP (industrial park) and permit an office-warehouse building in the Airport Environs overlay.
Mark Mulhall, representing Diamond Alto LLC, told the board the property—about 2.2 acres north of Alto Avenue and east of Pecos Road—previously received a zone change under the earlier code (2022) and related design approvals. Mulhall said the applicant has obtained multiple building permits, off-site permits and technical studies (traffic and drainage) and intends to begin construction within the next couple of months, with construction expected to take roughly a year.
Board members moved to approve the extension per staff recommendations. The motion passed after the board called for a voice vote; one member stated on the record that they opposed the motion. County staff emphasized the item was an extension of an already approved change and that outstanding steps were largely technical and related to construction timing.
The advisory board’s recommendation will be forwarded to the next step in the county approval process.
