Sunrise Manor board approves 5-foot rear setback reduction for Hillman Avenue addition

The Sunrise Manor Town Advisory Board on March 13 approved WS250144, a waiver of development standards to reduce the rear setback for an addition to an existing single-family residence on a 0.19-acre RS-5.2 lot near Hillman Avenue and Cascade Street.
Jaime de la Vega represented homeowner Martha Acosta and said the one-story house (existing ~1,717 square feet) would receive a roughly 430-square-foot addition that would reduce the rear setback from the required 20 feet to 15 feet, a five-foot reduction. De la Vega said the addition will match the existing home’s roof line, colors and stucco and that an existing aluminum patio cover on the rear had already been removed.
There was no public comment on the item. Board members asked whether the new construction would be architecturally compatible; the applicant representative and project drawings shown at the hearing indicated matching rooflines, materials and colors. County staff reminded the board that final building approvals and inspections are required after the waiver is granted.
A motion to approve carried; the board approved the waiver and the item will proceed to the next level of permitting and review under county procedures.
