Board approves design review for Tropicana-area storage site at 4470 E. Cheyenne

The Sunrise Manor Town Advisory Board voted Jan. 30 to approve a design review for office-warehouse buildings at 4470 East Cheyenne (DR240738).
An architect representing Top Street Estate LLC told the board the property sits well back from Cheyenne and is intended strictly for storage operations connected to an existing retail outlet on Tropicana. "The public doesn't go here. This is strictly storage," the architect said, adding the rebuilt concrete structure should reduce fire risk compared with a prior wooden structure that burned years earlier.
Board members asked no substantive questions and there were no public speakers on the item. A motion to follow staff recommendations carried on a voice vote.
The application covers 2.51 acres in an IL (industrial light) zoning district inside airport overlay zones (AE 75, APZ 2). The applicant said materials would be received, sorted and later moved to the retail location; the site will not function as a retail storefront.
