The Sunrise Manor Town Advisory Board on Feb. 27 approved two applications from Ramer Land Corporation (VS250077 and DR250076) to vacate portions of right-of-way along Lamont Street and Judson Avenue and to permit a commercial vehicle parking lot on about 12.3 acres in an industrial zone within Sunrise Manor.
The applications, presented by applicant representative Tony Siles of counsel, covered both the vacate-and-abandon request and a design review for a secured trailer parking facility. Siles said the site is planned and zoned for industrial uses and that the proposed facility would be “primarily for 316 trailer units that would be dropped off on the site and then have daily pickups.” He described a 10-foot security fence, a 195-foot driveway aisle off Lamont to prevent stacking, and perimeter landscaping.
Board members and nearby residents asked about site security and the potential for homeless encampments along the landscaping strip. Resident Al Rojas said such landscaping has sometimes attracted people camping in other areas and asked whether the applicant would take precautions. Siles replied the site will be secured with a 10-foot fence, a gated access point and ongoing monitoring, and said the applicant “has no objection” to no-trespassing signage and other measures to discourage encampments.
The board voted to follow staff recommendations and approved both the right-of-way vacation and the design review. The votes were recorded as unanimous at the public hearing.
The approvals allow the applicant to proceed to the next permitting steps. The board did not set operating hours or a formal limit on daily vehicle trips; Siles said the site’s capacity is 316 trailers but that he did not expect that number to reflect daily trips. The applicant and neighbors were told where to follow later permitting steps before county planning and public-works clearances.
Votes at a glance: VS250077 (vacate/abandon) — motion to follow staff recommendation; outcome: approved (unanimous). DR250076 (design review for commercial vehicle parking lot) — motion to follow staff recommendation; outcome: approved (unanimous).
The board moved on to other items; the applicant thanked members and left with the board’s approval.
