Sunrise Manor board approves outdoor storage at Cheyenne and Walnut

The Sunrise Manor Town Advisory Board voted Jan. 30 to approve a request allowing outdoor storage adjacent to an existing warehouse on the southeast corner of Cheyenne Avenue and Walnut Road.

The applicant, Propito Las Vegas LLC, sought a waiver of development standards and design review to allow outside storage on a 4.49-acre industrial site within the airport overlay (AE 75 / APZ 2). Tony Sluis, speaking for the applicant, said the storage would be on the western portion of the property and shielded by perimeter walls, screening and rolling gates. "We appreciate staff's recommendation of approval," Sluis said.

The board and applicant described the proposed physical screening: existing 6-foot masonry walls to be increased by 2 feet with an added wrought-iron fence and mesh to prevent visibility from the right of way, 8-foot CMU block walls topped by fencing, and rolling gates where items will move in and out. The applicant said container stacking in the loading area would be limited to 16 feet in height.

Board members asked what would be stored. Sluis replied the site would host outdoor storage containers ancillary to the warehouse and that materials would be limited to what is permitted under Title 30 of the municipal code; he specifically said hazardous materials such as explosives would not be allowed. He said some containers may be moved in and out while some remain on site and reiterated the 16-foot stack limit.

There were no public speakers on the item. A motion to approve the application "per staff recommendations" passed on a voice vote; the board did not request a roll-call tally in the record.

The board did not set an effective date in the hearing record. Staff conditions referenced by the applicant were not read into the record in full during the public portion and will appear in the official decision packet.
