The Paradise Advisory Board on Aug. 26 voted to deny three requested waivers for a proposed outdoor storage facility on a 1.25‑acre site north of Hacienda Avenue and west of Wayne Road, but approved a waiver to increase a retaining wall height and supported the project’s design review with preliminary staff conditions and a two‑year administrative review.
Sheldon Cohen, speaking for the applicant, said the site currently hosts a temporary tent used seasonally and asked the board for relief from the 20‑foot setback for that temporary tent. He described the operation as primarily an outdoor storage site with limited active parking. “There is a temporary tent that is located on the site, which is waiver number 1. So the tent structure is now currently at 11 feet, which the 20 foot setback required,” Cohen said.
Board members expressed concern about leaving exposed dirt and minimal landscaping; one member said dirt could blow from the site and that landscaping should match the surrounding developed blocks. The board denied waivers 1, 2 and 3 (tent setback, reduced street landscaping, and parking/landscape waivers), allowed waiver 4 (increased wall height), and approved the design review subject to staff’s preliminary conditions with a two‑year review requirement.
