The Paradisetown Advisory Board voted April 5 to approve several companion applications from Grim Norton 4 LLC for the University Center Drive area: a zone change and design review for a dual-brand hotel (Hyatt Place/Hyatt House) and a related vacation for detached sidewalks, and later approved a separate use permit and design review for a multifamily development on the adjoining lot.
Applicant presentation and site context: Attorney Marissa Furman presented the hotel proposal and described a 258-room, five-story dual-ramp hotel to be sited northwest of Royal Crest Circle and University Center Drive, adjacent to an existing hotel and parking garage. Furman said the project includes a one-story increase to the existing parking garage (adding a fourth level), shared parking arrangements, gated staff/overflow parking and detached sidewalks on all street frontages. She told the board the proposal exceeds required parking even after a requested 10% reduction and adds landscaping and pedestrian connectivity between sites.
Waivers and staff recommendation: The applicant requested waivers reducing buffering and screening and modifications to residential-adjacent standards. Staff recommended approval for the zone change, vacation and design-review items for the hotel (items 5โ7) and the board approved those items subject to preliminary staff conditions. Furman later returned to present a second application (item 10) for a 357-unit multifamily project on the subdivided Lot 2; she said the design exceeds open space and parking requirements and includes a two-level parking podium beneath the residential structures. The board voted to approve item 10 with staff conditions.
