The Paradise Town Advisory Board voted to approve preliminary staff conditions on a request to reclassify roughly 0.62 acres along Boulder Highway from H-2 (general highway frontage) to CG (commercial general).
Madam Chair (Paradise Town Advisory Board) opened the item, read zoning case ZC250252 into the record and solicited the applicant. Applicant Allen Yasmin identified the subject parcel by parcel number and said he sought rezoning to align the property with adjacent commercial uses along Boulder Highway, approximately 220 feet west of Nellis Boulevard in Paradise.
The board heard no public comment. A board member moved to approve the preliminary staff conditions recommended by county planning staff; the motion passed by voice vote. The item will be forwarded to the county planning process for final action by the Clark County Planning Commission and Board of County Commissioners as required for planning and zoning matters.
The applicant said the parcel had been zoned H-2 and that the requested CG classification would match nearby lots along the corridor. The board asked to see the location on the submitted map during the hearing; the applicant noted the property sits between two existing commercial uses but did not present additional documentation beyond the map on the overhead.
No waivers, variances, or staff conditions beyond the preliminary conditions announced at the hearing were recorded in the transcript.
