What to watch next
Several approvals include conditions requiring follow-up submittals (hydrology/grading, design review and public works sign-offs) and multi-year reviews (for example the driving-school site was placed on a three‑year waiver review). The applicant-held items (25 and the grouped holds) will return to future Enterprise meetings once staff and applicants resolve outstanding public-works, fire, or HOA process issues.
The board’s votes reflected an emphasis on protecting residential adjacency standards where the RNP (Ranch Neighborhood Protection) overlay applies; several denials—especially the large plan-amendment package on Pebble/Rainbow (items 10–14)—were grounded in board members’ reluctance to deviate from recently established residential adjacency protections in Title 30.
