The Enterprise Town Advisory Board approved a vacate/abandonment (VS240754) and waiver of development standards (WS240768) on Jan. 29 for a proposed two‑lot subdivision on 0.93 acres on the north side of Martin Avenue east of Rogers Street.
Applicant representative Dave Turner described the application as standard: removal of unnecessary government patent easements and requests to eliminate street landscaping and defer some off‑site improvements for the new lots. Turner told the board the parcel currently fronts unimproved streets and that one resulting lot will contain the existing residence while the other will be a new lot with frontage on Martin Avenue.
Board members supported the application with one amendment: a planning condition requiring the applicant to provide a five‑foot asphalt pathway along Martin Avenue and Rogers Street adjacent to the subdivision. The board’s motions to approve the vacation and to approve the waiver package (with the added comprehensive‑planning condition specifying the 5‑ft asphalt path) carried.
The approvals permit record changes to easements and allow the two‑lot parcel map to proceed under the listed staff conditions; installation of the five‑foot pathway will be a condition of final recordation or building permit issuance.
