The Sunrise Manor Town Advisory Board recommended approval of a use permit, two waivers of development standards and design review for a proposed 120-room, four-story Everhome Suites (Choice Hotels) on a 3.08-acre portion of a 15.55-acre shopping-center property east of Lamb Boulevard and north of Craig Grove.
Melissa Ure, representing the applicant, described the project during the Sept. 11 advisory meeting and said the hotel would be an extended-stay Choice Hotels brand with kitchenettes and an amenity area including barbecue islands and a small lawn. Ure said the hotel building’s typical roof line reaches between 46 and 48 feet, but the applicant requested limited areas up to 50 feet, 7 inches to accommodate mechanical screening. Ure said the team will provide more trees than required—48 where 40 are required—and that the requested landscaping waiver covers a six-foot planting strip along Lamb Boulevard only because the lot division for the site is still pending.
Ure told the board the landlord plans to record a map to divide the commercial parcel and that the applicant expects to submit that map by the end of October so the future property line will be established before the county-level decision. She said the applicant does not want to install street landscaping now only to have a future owner potentially remove it; the county would still require the landscaping when the parcel is developed in full.
During the public comment period, resident Alvin (Al) Roxas spoke in favor of the project, citing economic investment and neighborhood benefit. Vanessa Johnson, who said she lives on Studio Street across the way from the project area, spoke in opposition and asked the advisory board how to register concerns and attend the county hearing.
Board members discussed the timing of the parcel map and whether delaying the Lamb Boulevard planting strip was acceptable given the expected lot split. One board member said the applicant expects to file the map before the Board of County Commissioners hearing, which the advisory board recorded as scheduled for Oct. 8, 2025. The advisory board moved to “approve everything” for the use permit, waivers and design review; members voted by voice and the board approved the package.
The advisory board’s recommendation will be forwarded to the Board of County Commissioners, which makes the final decision. The applicant and staff indicated the parcel map submission is expected prior to that county hearing.
