The Enterprise Town Advisory Board on May 14 approved a tentative map (TM2550071) for a commercial parcel of about 1.89 acres located south of Blue Diamond Road and east of Durango Drive.
The map, presented by Marissa Berman on behalf of the applicant, creates a single commercial lot now but preserves the developer's option to subdivide the parcel later. "This is a tentative map, giving the developer the opportunity to subdivide the parcel in the future," Berman said, noting staff recommended approval. The site previously received approval this year for a commercial center that includes a drive-through and vehicle wash.
Board members asked why a tentative map was necessary for a single parcel; Berman replied it allows the owner flexibility to separate components such as a drive-through, car wash and an existing on-site cell tower into separate parcels later. After brief questions from the board and no public comment, a motion to approve the tentative map carried.
The approval does not authorize immediate subdivision; it preserves the developer's procedural option. Any future subdivision or separate development will require subsequent applications and compliance with county conditions and permits.
