Spring Valley board approves multiple land‑use permits, holds one item and OKs 2025 calendar

The Spring Valley Town Advisory Board approved more than a dozen land‑use items on Jan. 14, including use permits, zone changes and design reviews, while denying or holding several waiver requests and postponing the election of a new chair and vice chair until the absent member returns.

The approvals covered commercial and residential proposals across Spring Valley, including a 40‑lot tentative map request that was denied and a proposed mini‑warehouse (self‑storage) project that drew public concern about traffic, drainage and heavy‑vehicle access. The board also approved the board’s 2025 meeting calendar with November 11 and December 30 removed.

Board members front‑loaded votes on staff‑recommended items and then addressed public comments and questions. Several agenda items prompted debate over landscaping and “heat island” concerns, retaining‑wall and tiering solutions for new housing, and traffic and drainage impacts near existing neighborhoods.
