The Enterprise Town Advisory Board recommended approval of a suite of companion applications for the Bermuda Industrial LLC warehouse and distribution project, including a zone change, vacations of right‑of‑way and easements, waivers for development standards and a tentative map for a 30.15–30.51 acre industrial site north of Hiddenwell Road and west of Bermuda Road.
Brooke Holmes, attorney with Brownstein (appearing for the applicant), described the project as a contemporary industrial distribution facility. “We have 488 parking spaces that are being provided in conjunction with the project,” Holmes told the board, adding the design includes additional EV‑capable and installed EV spaces, accessible parking beyond code minimums and desert‑friendly landscaping. Holmes said roll‑up doors and truck dock doors were sited toward the interior of the site and would be screened from public right‑of‑way.
Holmes said the applicant had worked closely with county staff and public works on traffic and circulation, including reconfiguring access points and adding medians and landscaping to preserve the function and safety of Hiddenwell and Bermuda approaches. The applicant asked for a waiver to reduce throat depth but provided additional interior landscaping and traffic‑control measures to meet public‑works concerns.
Board members said they were satisfied that public works’ endorsement and the applicant’s mitigation reduced queueing and safety issues; one member called the coordination with staff and public works “thorough.” The board then moved through four motions — approving the zone change (item 23), the vacation/abandonment (item 24), the waiver/design review (item 25) and the tentative map (item 26) — each “per staff conditions.” Each motion carried on voice votes.
Why it matters: the approvals clear a path for a large industrial development in an area subject to the Airport and Byron AE‑60 overlay and will add a large distribution presence to the Enterprise industrial corridor. The project includes added landscaping, interior truck court siting and EV infrastructure that staff cited in their recommendation.
What’s next: approvals from the advisory board are advisory; the items move forward for final action consistent with staff conditions, engineering approvals and building permits.
