Buckeye holds first public hearing on 2.52-acre Wynne Oil annexation; no action taken

The Buckeye City Council held a public hearing on Aug. 26 on a proposed annexation of a 2.52-acre parcel owned by Wynne Oil Company at the northwest corner of East Baseline Road and East MC 85. The council took no action; this was the first of two statutorily required public hearings.
Adam Copeland, the city presenter, said the parcel lies within the city's activity center under the general plan and is currently zoned C-3 general commercial in Maricopa County. "When property annexes into the city, we're required to annex it with a comparable zoning," Copeland said; staff said the city zoning assigned at annexation would be C-3 regional commercial.
Copeland said the parcel is contiguous to city land on the southwest and north, with county property to the east; he said the annexation meets state law requirements for contiguity and dimensional standards, and that a petition had been recorded on July 29. He also noted that required notices, signage and newspaper postings had been completed and that no department review issues remained outstanding.
Because state law requires two public hearings and a statutory waiting period, the council did not act on the item at this meeting. The matter will return to the council for a final decision after the completion of the required process.
