Sayreville Zoning Board of Adjustment Chairman Green on June 25 approved a variance for Terry Hodder to alter an existing garage at 24 Roma Street, allowing the building’s height to be 18 feet and adding second‑floor storage and a first‑floor golf simulator. The board voted by roll call to approve the application and said the decision will be memorialized at the next meeting.
The variance covers an increase in height from the 15‑foot maximum cited by board members to the 18 feet Hodder requested. Hodder told the board he planned to use the second floor “for complete storage” and to install “a golf simulator on the First Floor.” He said the space would not be used for commercial purposes, would have electric but “Any water? Negative.”
Board members noted the garage walls and area already exist; Hodder described the structure as about 864 square feet and said the walls are existing and the proposal adds a second‑floor storage area. The board conducted a public hearing, received no public comments, and called a roll‑call vote; members voting in favor included Chairman Green, Vice Chairman Kosinski, Esposito, Emma, Gottstein and Castlegrant. The board clerk said the approval will be memorialized at the next regular meeting, after which Hodder may proceed with work.
The approval applies only to the variance as presented. The board did not record any conditions for commercial use or plumbing, and Hodder explicitly stated there would be no residential plumbing in the garage.
