Itasca planning staff reports three new zoning certificates for manufacturing, logistics and nonprofit headquarters

Village staff reported issuance of three zoning certificates: Pulsar Lube USA (manufacturing) at 1170 Ardmore; Contrans Inc. (logistics/office) at 550 E. Devon Ave., Suite 120; and National Roofing and Contractors Association (nonprofit headquarters) at 2 Pierce Place, Suite 1200.
Trustee Gavanas told the Village of Itasca Board of Trustees that village staff issued three zoning certificates that meet Itasca zoning-code requirements. The certificates are:
- Pulsar Lube USA at 1170 Ardmore: located in a limited manufacturing district, proposed use listed as manufacturer for single-point lubricant lubricators. Total lease space 34,078 square feet (3,590 square feet of office, roughly 30,000 square feet of warehouse), 14 employees and 42 parking spaces. Village staff cited Itasca Zoning Code section 11.01.1.b for manufacturing as the permitted use.
- Contrans Inc. at 550 East Devon Avenue, Suite 120: located in an R-O-C (regional office center) district, proposed use logistics and freight forwarding with no trucks on-site; 3,000 square feet of office space with four employees. Staff cited Itasca Zoning Code section 10.03.1.a for executive, administrative, personal-service and professional uses.
- National Roofing and Contractors Association at 2 Pierce Place, Suite 1200: also in an R-O-C district, proposed as office headquarters for a nonprofit organization with 13,669 square feet of office space, 300 square feet of warehouse, approximately 50 employees and 51 parking spaces. Staff again cited section 10.03.1.a as permitting the use.
The report was informational; no formal board action was taken on these zoning certificate notices during the meeting.
