The Itasca Village Board approved a text amendment to the zoning code on May 6 that increases permitted building heights in the M Limited Manufacturing District and standardizes how height is measured.
The change permits a maximum building height of 42 feet (typically two stories) by right and allows a maximum height of 50 feet with a plan commission recommendation and village board approval. The amendment also sets a maximum wall-sign height of 40 feet and clarifies that height should be measured from grade rather than curb level.
The amendment implements a recommendation from the Itasca Plan Commission, which held a public hearing on April 16, 2025, for case PC 25-006. Giovanni, speaking for the community development committee, summarized the plan commission’s recommendations and noted the ordinance corrects an inconsistency created when older sections of the zoning code still used 'curb level' while later revisions used 'grade.' The board voted to adopt the plan commission’s recommendation by roll call.
The change affects properties zoned M Limited Manufacturing in the village and will let some properties build slightly taller structures if they meet the new conditions and — for heights above 42 feet — secure plan commission and village board approval. The amendment also clarifies how to compute sign and building height by using 'grade' as the reference point.
The drafting record cites the 1969 zoning ordinance and later amendments (between 1969 and 1990) that left inconsistent language; the new text amendment replaces 'curb level' references with 'grade' where appropriate. The plan commission record for PC 25-006 contains the full proposed code language and staff analysis.
The board did not attach additional conditions beyond adopting the plan commission recommendation; the transcript records the motion, a second and a roll-call vote approving the ordinance change. Questions from trustees were limited during the meeting.
