Staff said the automobile service station at 11503 Southern Boulevard would add 923 square feet for larger service bays and reconfigure a dumpster enclosure; planning staff reviewed the major site‑plan modification and found the proposal to meet zoning code requirements for setbacks, parking and landscaping. The planning commission recommended approval 5–0 and council approved the site plan modification subject to a condition that site access drives remain open and unobstructed to preserve cross access between adjacent properties.
The council also approved a special exception to allow a public or private academic institution in the Office‑Commercial zoning district at 1402 Royal Palm Beach Boulevard (Building 600). Staff said the request is for an extension campus to teach nursing and diagnostic medical sonography and found the proposal consistent with the comprehensive plan and development standards; the planning commission recommended approval 5–0 and the council voted to grant the special exception unanimously.
Finally, council granted architectural approval for five single‑family home models (three elevation styles each and five color schemes), typical lot landscaping and temporary sales centers for a parcel 0.27 miles west of State Road 7. Staff said the developer provided monotony standards limiting identical models and elevation themes from being built adjacent to one another or directly across the street; the planning commission recommended approval 5–0 and the council approved the architectural package unanimously.
Votes: the council recorded unanimous approval on each land‑use application; staff confirmed the items will proceed to permitting and required conditions noted by planning staff.
