Staff presented the application for VAR-25-1, submitted by owner and applicant Ray Robinson, seeking permission for a multi-tenant projecting sign about 41 square feet in area. The local sign code limits projecting signs to 9 square feet; staff recommended approval on condition the sign be used only as a multi-tenant panel sign so a future owner could not replace it with a single-tenant 41-square-foot sign.
Board members reviewed the variance criteria in ordinance 11 38 dot 0 5 c 3 (a–e). Members discussed scale and compatibility with an upcoming proposed sign code that would allow multi-tenant projecting signs similar to the applicant’s design. Staff noted the board was being asked to approve the sign’s size, not the final graphic design; the applicant and staff agreed a revised image adding “Main” to the design could be submitted before the sign permit is issued.
The applicant described the sign as a single projecting assembly with up to four removable tenant panels: a permanent “114 West Main” element and removable panels for individual tenants. He said the top black panel (the Bourbon and Cocktail Club tenant) would be illuminated, while the three lower white panels would not. He also said the building has a five-year lease with the third-floor tenant and that panels are removable by unscrewing four corner fasteners.
The board approved findings of fact and then voted to approve VAR-25-1 with the condition that the sign remain a multi-tenant projecting sign. The vote recorded Miss McCoy: yes; Mister Robbins: yes; Mister Herriman: yes.
The board’s approval was for the area variance (size and use condition); any final structural or graphic changes will be handled through the sign-permit process and may require only a revised permit rather than a new variance if they remain within the approved size and permit conditions.
