The Friendship Heights Village Council approved a lease for the village-owned Red House building, authorizing a 10‑year base term with additional option periods and an initial monthly rent of $5,900.
Council members described the tenant as a mixed-use operator that will run a restaurant and grocery/gathering space intended to serve as a community amenity; the village and tenant agreed the village would be responsible for accessibility work while the tenant would share in renovation costs for interior buildout. Council members said the long base term was chosen to give the tenant runway to succeed in a challenging food-service market.
Village manager Julian Mansfield identified the prospective tenant (present in the audience) and said the parties had discussed community outreach, signage and coordination with neighbors. The lease was approved by the full council by voice vote with no opposing votes recorded.
The motion before the council authorized the village manager to finalize and sign the lease; council members noted that the lease had been reviewed with village legal counsel and negotiation support and that the signed contract would detail shared responsibilities for any required accessibility improvements and contractor work.
