Commission approves rezoning to light industrial and a companion buffer variance at 475 Lewiston Road

Commissioners voted Sept. 4 to recommend approval of a rezoning (RZ25-0904) for a roughly 3-acre portion of 475 Lewiston Road from C-2 to M-1 (light industrial) to allow expansion of storage uses, and to approve a companion variance (VA25-0903) that alters buffer and fencing requirements where the M-1 area abuts neighboring C-2 and S-1 parcels.
Dylan Douglas, planning staff, described the parcel as already occupied by storage and RV/boat facilities and said the rezoning would consolidate similar uses on the site. Dylan said the portion under consideration is largely shielded from public rights of way by surrounding businesses and existing vegetation, and staff recommended approval. The companion variance would allow an opaque fence to serve in lieu of a full 10-foot landscaped buffer in a short section where topography and an existing driveway make a planted buffer impractical; staff recommended approval of the variance.
Owners and applicant representatives for Gateway Storage LLC and EMC Engineering Services attended; no members of the public spoke in opposition at the meeting. The commission recommended approval of both the rezoning and the buffer variance; the items will be forwarded to the Board of Commissioners for final action.
