The Village of East Dundee Board of Trustees voted to adopt a new comprehensive plan and approved several targeted amendments to guide future land-use and zoning decisions.
Trustees voted to adopt the ordinance as amended, specifying three key changes: (1) designating Route 25 as an automotive-related uses corridor for future development; (2) amending the future land-use map on page 17 to designate Route 72 from Patricia Lane to the village's eastern boundary as manufacturing zoning; and (3) changing a parcel owned by Lyonize from single-family detached to single-family attached (townhome) residential.
Trustees and staff said the amendments are intended to give the Plan and Zoning Commission clearer guidance when reviewing development proposals. "More guidance is better," one trustee said during discussion, noting that a more specific comprehensive plan helps future boards and the Plan and Zoning Commission make consistent decisions. Staff explained that the comp plan is advisory and that zoning code updates would follow to provide legally binding detail.
During debate trustees discussed the character of Route 25 and Route 72, whether automotive uses should be concentrated on one corridor to protect other areas for future redevelopment, and whether the Lyonize parcel would be better served by townhomes than by single-family detached housing. On the Barrington Avenue parcel discussed at the meeting, trustees left the comp plan designation as residential, citing access constraints and the property's adjacent residential character.
The motion to adopt the comprehensive plan as amended passed by roll call. Trustees recorded votes in favor and directed staff to proceed with zoning updates to align the zoning code with the new comprehensive plan where appropriate.
