TIMPVIEW, Utah — District construction managers reported substantial progress Wednesday on the Timpview High School renovation, saying crews have finished driving foundation piers under the older portion of the building, installed major structural steel on the main level and removed an asbestos roof section as crews prepare the cafeteria and future campus phases. The report described work completed and what remains on the schedule, and included specific near-term milestones: the project team said three of four boilers are already in place and the district’s master boiler is scheduled to be returned to service by September 2; the cafeteria is “tracking right now to be done May 5” next year; and design development drawings for the new campus were expected the week of the meeting, with a target of late November or early December for a completed drawing set to allow bidding. Board members and district staff said the immediate focus is stabilizing the older building and minimizing disruption to students. “We are basically doing heart lung bypass surgery on your building right now,” the construction manager said, describing work in the basement near key building systems. The team emphasized phased shutdown windows to take mechanical systems offline safely and bring them back online as piers and steel work progressed. What this means: The construction manager said all interior piers had been driven and that work to reinforce the underside of the cafeteria slab is complete. Major structural steel for the cafeteria has been installed; crews used a crane and temporary roof openings to lift and set beams while minimizing visible disruption in occupied areas. Asbestos abatement on the roof has been finished and the district expects to “have the roof back on” in the coming week for that section. Supporting details and schedule: The team described the basement work — cutting the slab, exposing footings, drilling and installing helical or driven piers, bolting them to foundations, backfilling and re-concreting — and reported that the pier campaign is finished in the areas discussed. A project engineer said framing on the main level is about 95% complete and that plumbing and electrical rough-in are ongoing. Heating: The construction manager said three of four boilers are already reinstalled and that the fourth steel set occurred the day of the report, allowing the master boiler to be reinstalled and returned to service by Sept. 2. He said the heating system remains on the critical path because beams above heat-distribution equipment must be completed before reinstalling certain components. Cafeteria and student impact: The team said a temporary partition keeps students and school activities separated from active work. “You kids are on the other side, and that hole is about 10 feet deep,” the presenter said, adding that staff staged work and crane lifts to reduce noise and visibility to students. District staff reported that lunch operations remain functional, though a board member called service “a little bit crowded” and district staff said adjustments to seating have accommodated students. New campus and budget timing: The construction manager said VCBO (the design firm) was producing a design-development drawing set and that the team expected to issue cost estimates and begin more detailed estimating from that set; the manager said an interim cost estimate was expected on the 17th (as stated during the meeting) and that bidding could begin after drawings are complete. He said the goal is to begin active bidding in late November or early December and, if bidding proceeds on schedule, construction could start in January. Longer-term timeline: When asked, the construction manager said the overall multi-phase program remains on track for the district’s multi-year timeline but cautioned that future phases are substantial: “the next phase is a beast.” Board members and staff discussed the need to notify neighbors and plan for parking changes that will come when construction moves to new phases. Remaining issues and monitoring: The team said instruments installed (moisture sensors and inclinometers) will allow long-term readings to detect moisture or movement and inform future maintenance. The district will meet with the designer and contractor later in the week to confirm a plan to extend the originally planned “blanket drain” in some areas after a geotechnical firm’s final report flagged soil compaction and moisture concerns. Budget and contingencies: The construction manager said detailed cost-position information was forthcoming once the design-development set was reviewed and that district staff and the committee would reconvene to review updated estimates. He emphasized minimizing disruption to school operations and coordinating shutdown windows for mechanical systems to avoid impacting classes. Ending: District staff said they will provide the board with the presentation slides and selected photos for public sharing. The construction manager offered to return monthly or quarterly per the board’s preference and invited follow-up questions on timing and parking impacts as the next phase approaches.
