Planning commission recommends approval of 72‑unit multifamily plan on Northern at 80th, 4‑1 vote

The City of Peoria Planning and Zoning Commission on Aug. 21 recommended City Council approval of a minor general plan amendment (GPA 24‑07) and a rezoning (Z24‑07) that would allow development of a 72‑unit multifamily complex on a roughly 5‑acre infill site at Northern Avenue and 80th Avenue. The recommendation passed the commission 4‑1 for the general plan amendment and the rezoning recommendation carried by the same margin.

"The goal with this request is to develop a 72 unit multifamily residential complex," Senior Planner Sarah Dirks told the commission during the joint presentation of the two cases. Dirks said the applicant seeks to change the land‑use designation from Traditional Residential (2–5 dwelling units per acre) to Urban Residential (12+ du/ac) and to rezone the parcel from C‑1 (convenience commercial) to RM‑1 (multifamily residential). The applicant proposes 72 units (48 one‑bedroom, 24 two‑bedroom), two stories (about 34 feet), and 162 parking spaces (a mix of garages and surface stalls).
