Ashwaubenon committee approves small parking-lot addition at Kwik Trip with conditions

The Ashwaubenon Site Plan Review Committee on April 15 approved a site plan to add a drive lane and employee parking at the Kwik Trip at 940 Waube Lane, saying the change will help alleviate occasional parking congestion at the site.

Aaron, a village staff member, described the proposal as a small drive lane off the south side of the building that wraps around the rear to create employee parking. He told the committee the project meets the village's 25% green-space requirement for the B3 Community Business zoning district. Staff recommended conditions including: confirmation from WPS that the driveway retaining wall adjacent to an electrical transformer meets WPS standards; inspection and any necessary maintenance of the existing stormwater pond with an inspection report provided to the village; and submittal of a landscape plan to the village forester.

Aaron said the forester's only outstanding request is to replace the proposed red maple with an "Accolade Elm, State Stream Maple, or Mill Cultivar Kentucky Coffee Tree," and that the applicant is revising the landscape plan accordingly. Committee members asked whether the plan labeling (Wabi Lane vs. Oneida Street) affected fire access; staff said it did not and that the change actually provides improved access to the rear of the site.

The committee moved and seconded approval; all members voted in favor and the motion carried. The file lists ongoing coordination between Kwik Trip and WPS on the retaining-wall issue and a requirement that the applicant provide the stormwater-pond inspection report to village staff.
