Ashwaubenon committee approves 845-square-foot accessory building at 3633 Sand Acres Drive

The Village of Ashwaubenon Site Plan Review Committee on May 20 approved a site plan for an 845-square-foot accessory structure at 3633 Sand Acres Drive after staff said the proposal complies with setback and lot-size rules.
Aaron, a Village staff member, told the committee the property is 1.5 acres, which allows an accessory structure up to 936 square feet for that lot size, and that the owners were requesting an 845-square-foot structure. "Under our code... any accessory structure larger than 576 square feet does require review and approval by the site plan review committee," Aaron said.
The request drew no objections from committee members. Aaron noted a Brown County environmentally sensitive area (ESA) buffer originally required a 35-foot setback; the property owner worked with Brown County to obtain an ESA amendment reducing that buffer and the amendment has been recorded with the Register of Deeds. Aaron advised that staff’s recommended condition of approval is that the owners obtain a shoreland zoning permit before starting construction and meet all applicable Village site plan and other ordinances.
Committee members confirmed the structure is not within the floodway or flood fringe and that it complies with the Village’s 15-foot height maximum for accessory buildings. Justin Peters, listed by staff as representing the applicants, was present in the audience.
A motion to approve the site plan carried on a voice vote. All committee members present voted in favor.
The committee’s approval allows the property owners to apply for required permits; staff noted the shoreland permit must be secured before work begins.
