The Ashwaubenon Site Plan Review Committee on July 15 approved the site plan for Station 433, a proposed condominium building at 433 Alden Circle by Redeaux Homes, subject to staff conditions and required approvals from aviation and village officials. The motion to approve with staff conditions carried.
According to the staff presentation, Station 433 will sit immediately west of the existing Station 417 condominium across Ashwaubenon Creek from Ashwaubenon Park. The proposal features podium/at‑grade parking on the first floor, with residential units on floors two through four; staff counted 19 residential units on floors two through four. The site contains environmentally sensitive areas and floodplain; staff reported a flood elevation of 587.7 feet and said the first‑floor elevation is “well above the flood elevation.” The staff report directs no grading, filling, cutting or stockpiling within the flood fringe or ESA and requires a silt fence to mark the northernmost flood fringe/ESA boundary.
Because the building is greater than 50 feet tall and lies in an airport zoning district (District C), staff conditioned approval on obtaining a height permit from the Federal Aviation Administration and concurrence from the Green Bay–Austin Straubel Airport director. Other staff conditions include screening rooftop and ground‑mounted mechanical equipment visible from property boundaries or the public right of way, identifying a westerly parcel line to maintain a minimum 16‑foot side yard setback, and installation and maintenance of erosion control during construction until landscaping is established. The Village Forester must approve the project’s landscape plan before final sign‑off.
Exterior materials listed in the staff report include a mix of brick, vertical and lap siding and window systems; the staff presentation noted prefinished aluminum balcony systems will instead use vertical cable systems because glass panels tend to accumulate dirt. The Village Engineer also required standard erosion and sediment controls during construction; there were no recorded comments from Public Safety and no Bike & Ped comments on the staff report.
During the presentation a committee member asked the developer whether an easement and lot‑line configuration had been addressed for shared parking and fire access; a developer representative replied that the project will require a lot‑line adjustment and coordination with the adjacent Station 417 parking and trail alignment. The developer and project team were present in the audience. After discussion, committee members approved the site plan with the staff‑recommended conditions.
