Green Door Cafe permitted to enclose outdoor dining area; building permit required

The Plan Commission on May 28 approved a site-plan and business-plan amendment that allows Green Door Cafe at 810 Genesee Street to enclose an existing outdoor dining area, subject to building-permit review and fire-safety checks.
Owner/operator Dane Comer proposed an enclosed dining structure approximately 338 square feet in area that would sit on a deck platform along the east side of the building. The enclosure is designed with sliding glass panels, integrated lighting and electric heaters; the applicant said the unit will extend the seating season and is intended to be used year-round when permitted. City building inspector Scott Husinger said a building permit will be required and he will review structural attachment, wind and snow loads and emergency egress before issuing permits. Barrows recommended approval provided a building permit is obtained for the structure, decking and electrical work.
The commission unanimously moved to approve the expansion with the building-permit contingency; staff requested the applicant provide structural details and, if necessary, a site survey to document property lines and setbacks before construction begins. The approval does not change outdoor occupancy limits beyond what will be established through building and fire department review.
