Plan Commission conditionally approves Telefil Dental parking expansion, requires engineering and fire review

The Plan Commission on Aug. 27 conditionally approved a site plan to expand parking for Telefil Dental at 920 Indian Spring Drive, subject to several technical reviews. City planner Amy Barrows told the commission the dental clinic is busy and sometimes uses street parking on Indian Spring Drive; the applicant seeks four additional stalls at the front entrance and seven in an upper lot. Barrows said the project will require an engineered retaining wall (any wall over three feet needs engineered plans), an erosion-control permit because of disturbance, and extension of an existing cedar fence to block headlight glare toward adjacent properties. Commissioners raised operational concerns about vehicle turning radii, aisle widths and backup conflicts for the proposed seven stalls. Barrows confirmed she had sent plans to the fire department; the commission also asked that public works and engineering check aisle widths and turning movements. Commission members suggested measures such as signs limiting some spaces to “employee parking” or compact cars only if longer vehicles cannot be accommodated. The applicant, Tammy Kevin, said the project aims to reduce street parking and improve site circulation. The commission voted to approve the plan “pursuant to points 1, 2, and 3” listed by the city planner, plus engineering review of turning movements, fire-department review, public works input, and a requirement for employee-parking signage in the lower lot. The motion passed after a second. Barrows and staff will handle technical conditions and return the plan for final staff approval after required reviews are complete.
