Carport approved for corner lot; applicant to anchor structure to existing asphalt The Monroeville Zoning Hearing Board approved a special exception and dimensional variance Thursday for Patrick (Pat) Feeney to install a permanent 12-by-20 carport in a front yard setback at 161 Willow Drive, a corner lot, after Feeney described materials, anchoring and placement details. Feeney told the board the proposed cedar carport will be permanent, drilled and anchored into existing asphalt using an asphalt anchor kit; he said the carport will be open on three sides, painted to match the house, and will occupy the same location as a current temporary tent. The applicant said the asphalt base already exists beneath the temporary structure and that the structure will not be attached to the house. Board members asked about dimensions and setback impacts; Paul (staff member) noted the typical front-yard setback is 30 feet and the applicant requested placement within the required front yard because of the corner-lot configuration. Feeney said the proposed 12-by-20 structure will leave a modest remaining yard space between the carport and the road; he estimated there is more than 10 feet to the roadway after placement. Feeney said he intends to anchor six posts into the asphalt using anchors rated to hold loads described by the manufacturer.
