At a Planning and Zoning Commission meeting in Freeport, commissioners unanimously approved a replat that consolidates portions of the Jeffers Subdivision into an 8.91‑acre tract.
The replat concerns a portion recorded previously as Tract 14c in the Brazoria County deed records and was approved after staff said the submission met subdivision requirements and after a resident described how multiple surveys produced different acreage figures.
Staff told the commission, “This replat was submitted to us. It is in the ETJ. It meets all of our standard requirements, subdivision requirements that we have.”
Commission discussion focused on the discrepancy between earlier survey figures and the acreage listed on recent surveys. One speaker described the ownership and surveying history: “We purchased the house and the 1.75, a little bit of property around the house, in July 1997. Then in 1999, we purchased the remaining of the tract … at that time, it was actually a 9.21 acre tract. But because we had to get a new survey done, that survey came back as that tract was actually not correct … it was really a 9.12 acre tract. … And that surveyor came back and said the tract is actually only the whole tract is actually only 8.91.”
The commission closed the public hearing and voted to approve the replat. The transcript records the motion as made and seconded and notes the item “passed unanimously.”
The replat record references a deed recorded in the official Brazoria County records and a survey in the Stephen F. Austin league grant abstracts; the commission did not set additional conditions or request follow‑up reports during the hearing.
No public concerns about utilities, septic systems or other infrastructure were raised during the hearing; a brief question about whether the parcel would use a septic system was answered that the change involved restoring the previous configuration rather than installing septic systems.
The approval returns the property to a single configuration reflected on the most recent survey documents presented to the commission.
