Beach Park trustees approved conditional-use and variation requests allowing Magnus Automotive to formalize parking, increase marked stalls to 120 spaces and install ground marking technology to organize gravel storage areas at 9962 and 9920 Beach Road.
The Village Board approved an ordinance to permit Magnus Automotive (applicant Michael Naglinski) to continue automotive sales, service and vehicle storage at 9962 and 9920 Beach Road under a revised site plan that formalizes parking and makes peripheral variations. Community Development Director Eric explained the property previously operated under restrictive conditional-use conditions limiting vehicles; staff worked with the owner to bring the property into compliance and to create a plan meeting parking and aisle-access standards.
Eric said the approved site plan limits the total number of parking spaces to 120 (noting the plan showed 121 but would lose one due to a required handicap space) and will use a ground-marking technology (described at the meeting as "pegs" and color markings) to organize gravel or asphalt grinding areas that have historically been used for storage. He also said paved areas in front of the building will be reserved for employees, customers and vehicles for sale, while fenced areas will be used for storage behind the building. Trustee questions confirmed the new layout "essentially doubles" the number of designated parking stalls compared with how vehicles were previously parked informally. Eric said the plan also improves fire-department access and prevents doorways and entries from being blocked.
The ordinance was approved after the plan was reported to have received prime-commission approval and public support from surrounding businesses, including a representative from a local mobile-home park. The action formalizes allowed uses including auto sales, supply, service, RV service and vehicle storage and conditions parking and access per the approved site plan.
