GREENWOOD, Ind. — The Greenwood Advisory Planning Commission on Aug. 25 approved the primary plat for approximately 9.1 acres owned by 1 Christian Church, clearing the way for a planned parking expansion and a future lot split on property between Wartsville Road and County Road 125 North.
The petition, PC2025-042, filed by Projects Plus on behalf of 1 Christian Church, received a 9-0 roll-call vote after staff confirmed the plat met the Unified Development Ordinance’s subdivision standards and the technical review committee’s comments had been addressed.
Joe Heck, representing the petitioner, told the commission the church intends to plat the property so the southern portion can be split into a second lot that could be marketed or sold in the future and to allow a parking and building expansion on Lot 1. "It's just a simple request," Heck said. He added the plat meets the RM zoning requirements and that the project had addressed city comments from technical review.
City planning staff reported they were favorable to the plat with no conditions, noting the platting is required before the petitioner can submit construction plans for the parking and building expansion. The commission’s approval included direction for the commission president to sign the notice of determination with findings prepared by the planning director.
The roll-call vote recorded the ayes of Mister Schell; Mister Walker; Mister Kroes; Mister Price; Mister Milborne; Mister Lexi; Miss Stambaugh; Mister Probst; and Mister Grimes. The motion’s second was recorded as coming from Mister Price; the transcript does not clearly identify which commissioner made the motion on the record.
No remonstrators spoke during the public hearing. The primary plat approval permits the petitioner to move forward with construction-plan submittals and any required permits for the parking and building expansion on Lot 1; any future development on the second lot will follow separate review and approval processes under the UDO.
The commission also noted an upcoming Fundamentals of Citizen Planners workshop organized by the Metropolitan Planning Organization (MPO) on Sept. 18; staff had circulated registration information to commissioners.
