County staff reported progress on Bolling Branch Phase 2 during the general business update. The contractor submitted the 11th pay application; work is focused on grading Lot 2, Phase 2 (a 20-acre pad). Staff said the Town of Christiansburg has accepted the installed 12-inch water line, which is now town property. The stormwater pond has been planted and holds water, and electrical and street lighting equipment have been installed.
Staff characterized the recent weather as unusually wet and said that slowed progress; the contractor claimed 18.5 weather days for the pay period, and staff estimated the pay period’s weather days would likely be between 20 and 25. Staff estimated roughly $800,000 of work remains, mostly road construction to finish the site. Photos and aerials of the northwest back corner were shown to the board; staff described that area as having about an 8-foot cut and noted ongoing cut-and-fill earthwork. Staff cautioned that road completion is the remaining critical path item and that warm, dry weather would accelerate finishing.
No formal action or vote was taken on the pay application at the meeting. The board heard the progress report and asked no formal follow-up motions; staff will continue construction oversight and return with future pay applications.
