Board grants one-year extension to Cobb for previously approved setback exception

Jackson County — The Jackson County Board of Adjustment voted July 28 to extend the completion deadline for docket 24-16, a previously approved special exception for reduced front- and side-yard setbacks, to Sept. 23, 2026.
Applicant Steve Cobb told the board he has been unable to secure a contractor within the original one-year period and asked for an additional year so he can complete construction of an attached single-stall garage. “I never dreamed I’d have this many problems trying to find a builder,” Cobb said at the hearing.
Planning staff summarized the file and confirmed the board originally approved the special exception with a one-year completion condition; staff also confirmed there is no fee for the extension request. Board members discussed the availability of contractors and accepted Cobb’s explanation that scheduling and contractor commitments delayed the project. A motion to extend the deadline one year beyond the original extension was made, seconded and approved.
The extension applies to the special exception granted in docket 24-16; the board’s action extends the work-completion deadline to Sept. 23, 2026. Planning staff will update the file and notify the applicant. There were no other conditions added to the extension.
