The City of Newnan on Aug. 26 adopted an ordinance rezoning roughly 22.3 acres of recently annexed property to OI-1 (office/institutional) to allow construction of a Coweta County Administration Building.
Planning staff explained the parcels were annexed under House Bill 838 (effective May 13, 2025); upon annexation the property defaulted to RS-20 zoning, which would prohibit the intended government institutional use. The city initiated the rezoning to OI-1 and determined the request met the city's standards for compatibility, public facilities, and consistency with the OI-1 district.
Staff noted the planning commission held a public hearing July 8 and voted 6-0 to recommend approval. The council opened and closed the public hearing on Aug. 26; no members of the public spoke in opposition. The council accepted the planning commission report and then adopted the ordinance to amend the zoning map.
No specific conditions or developer obligations were announced during the meeting; staff said a full report and materials are available online for review.
