WELD COUNTY, Colo. — The Weld County Board of Commissioners voted Aug. 4 to deny certification of outstanding penalty assessments related to code violations at 20453 County Road 54 and directed staff to pursue enforcement against the property’s new owner.
Assistant County Attorney Adria Schiel and Nicole Brick from the zoning and planning department presented the case. Schiel said the property had been in violation since 2017 for activities including an unauthorized junkyard and people living in RVs; penalties totaled $12,540. The transcript records that a treasurer’s deed issued July 17, 2025, conveying the parcel to Buffalo Plains 22 LLC, a Texas corporation, and that county staff cannot certify liens against the new owner under that conveyance; instead, staff recommended initiating a new court case against Buffalo Plains 22 LLC.
Commissioner James moved to deny certification of the outstanding penalties; the motion was seconded by Commissioner Pabulum and approved. Commissioners discussed that the property likely passed to the treasurer’s deed purchaser at a tax sale and that county staff would begin outreach for compliance and potential eviction proceedings where occupants remain.
