The developer said it will extend a walking trail along the project's frontage to connect with Saint John Commons and that stormwater requirements and utility work are under engineering review.

The presenter said the project must provide 2.42 acre‑feet of stormwater storage and that 5.43 acre‑feet are available on the site; engineers are reviewing detention designs. The water main will be looped through the project and tie into water extensions being constructed by Saint John Commons; the developer said coordination with the neighboring project is underway. The fire chief asked for about three additional hydrants on the entrance road, and the police chief asked staff to examine adding a left‑turn lane at the site entrance. The presenter said sanitary sewer capacity is adequate and that a commercial Lot 1 on the plat is currently undeveloped; a municipal outlot will be deeded to the town and prepared as a buildable site for potential future municipal use such as a satellite fire station.

Staff said engineering review is being performed by the town engineer (Adam McGaupon) and that the developer expects to return in two weeks to request permission to advertise the public hearing for September. Commissioners and staff emphasized that additional engineering responses and final plans will be necessary before the commission acts on the primary plat.
