A site-plan presentation Sept. 3 described a proposed two-story building for Lot 1 at the southeast corner of Weicker Avenue and 90 Third Avenue, consistent with a recently approved planned unit development (PUD).
The presenter, representing SGA 93301 LLC and Wind Trust Bank, said the concept includes upstairs offices, three drive-through lanes (with queuing for six vehicles before the lane obstructs a through lane) and substantial landscaping to meet the US 41 overlay district requirements. The applicant said signage would be modest, a flagpole is planned in the northwest corner and a future municipal monument sign is anticipated at the corner.
Why it matters: the site-plan review follows the PUD rezone and establishes the building's footprint, landscaping and drive-through circulation to be reviewed by town staff before site approval.
Town engineer John Dykstra said he had no significant comments at the study session and that his review letter was included in the packet; the applicant reported receiving an initial review letter dated Aug. 29 and said he would submit responses and revisions by the end of the week.
Ending: Because the item was a study-session review under an approved PUD, the applicant will address engineering comments and return to the commission for decision at a future meeting.
